What We Do

Acquiring, improving, and repositioning residential properties.

Our activities are investment activities: we purchase and improve property for our own portfolio. Here is how that work is approached.

Residential Acquisition

AS LANDMARK evaluates residential properties on the merits of each individual opportunity.

Before pursuing a property, we look closely at the factors that determine whether a sound plan is possible. Not every property is a fit, and we would rather pass on an opportunity than force one.

  • Current property condition
  • Location and market fundamentals
  • Scope and cost of required renovation
  • Realistic value after improvement

Property Improvement

Properties may be renovated or repositioned when improvements can create meaningful value.

Scopes of work range from targeted updates to more comprehensive renovation, depending on what the property needs. Improvements are planned with durability, quality, and the needs of the eventual owner or resident in mind, and are carried out by qualified contractors and trades.

Investment Strategies

The right strategy depends on the property and the market.

We decide how to hold or exit each investment based on the specific opportunity rather than following a single formula.

  • Resale after renovation, returning an improved home to the market
  • Longer-term ownership as a rental investment

Industry Relationships

Real estate investment is a collaborative process.

We work with real estate professionals and service providers throughout acquisition, due diligence, renovation, financing, and disposition, including agents and brokers, wholesalers, inspectors, contractors, lenders, and title and escrow companies.

Bringing Us an Opportunity

What helps us respond.

If you are a property owner, agent, or wholesaler with a residential property to discuss, a few details help us give you a useful answer sooner.

  • Property address and general description
  • Current condition and any known issues
  • Pricing expectations and preferred timeline
  • Your role (owner, agent, wholesaler, or other) and best way to reach you

Sharing a property with us does not create any obligation on either side. Any transaction is subject to our review, due diligence, and a written agreement signed by both parties.
